Rockport Planning Board to consider Rockport Marine pier work, business expansions
Several Rockport businesses are asking town permission to either demolish and rebuild offices, expand their offices, or, in the case of Rockport Marine, to expand boat-hauling capacity. The Planning Board will consider those requests Nov. 16, at a regularly scheduled meeting that begins in the Opera House downstairs meeting room at 5:30 p.m.
Preceding the meeting, the board will meet at 4:30 p.m. in West Rockport at Gosline Insurance, for a site walk, and then at the harbor, at Rockport Marine, for another site walk at 5 p.m.
Rockport Marine, acting as Fish and Chips LLC, wants to acquire a larger travel lift, and to do so, the business needs to construct a new pier to accommodate the axle width of that new lift.
Rockport Marine is at 1 Main Street, on Rockport Harbor, and is a four-season boatyard that builds and maintains sail and power vessels. The property is in Section 913 Downtown zoning district, and requires a review consistent with the town’s Coastal Waters and Harbor Ordinance.
The project also includes reinforcing an existing pier.
The board will also conduct a preliminary site plan review of a G & G Realty proposal to tear down an existing building at 668 Rockland Street, in West Rockport near the routes 1 and 90 intersection, and build a new office building measuring 1,860 square feet in size.
Plans include reconfiguring the site, which is in Section 906, a mixed business residential district, adding parking areas and establishing driveways to the business on Route 90 and Route 17.
The old building, a farmhouse, would be replaced with a new building, constructed further back on the land. Existing curb cuts would be used. There would be a nine-space (eight arerequired) stone-based parking area. The new building would have a pitch roof, porch, new foundation plantings and a new sign, according to Oct. 26 Planning Board minutes.
And, the board will also conduct a preliminary site plan review of 330 Commercial LLC to add on to the existing building at 195 Commercial Street (on Route 1 near the intersection of Route 90).
On the Water in Maine, a vacation rental agency, wants to expand its facility to add a laundry room and more office space. The building is in Section 906, a mixed business residential zone.
